Founded in 2015, the architectural firm is dedicated to bringing innovative designs to life by overseeing and executing each project we take on. With a team of highly skilled designers, engineers, and contractors, we handle every aspect of the construction process in-house, ensuring that our original designs are faithfully brought to fruition. From concept to completion, we take pride in our ability to seamlessly blend creativity with practicality, resulting in stunning architectural masterpieces that exceed expectations. Founding Principal, Lida Mahabadi, comes from diverse background including science, architecture, art, and business. She has received her Masters of Architecture from Southern California Institute of Architecture and Executive MBA from UCLA Anderson. Prior to establishing her practice in Los Angeles,  Lida worked for distinguished architectural practices in Southern California and New York; her portfolio of work with these firms includes a wide range of residential homes,  work+live lofts, and cultural projects.

We are currently committed to projects in Los Angeles (CA). We are planning to grow in Miami (FL), Seattle (WA), and Vancouver (BC). Reach out to us to learn more!

Design Process

At Rêve Partners, we believe that great design is a collaborative journey. Our process is structured to ensure that your vision is at the center of everything we do, from the initial sketch to the final construction. We guide you through each phase, making the experience transparent, efficient, and enjoyable. While our core architectural services provide the foundation for your project, we offer integrated design solutions to bring every detail to life. Interior Design, Landscape Design, and specialized Electrical & HVAC planning can be added to your package to ensure a cohesive and comprehensive design that extends to every facet of your home.

Pre-Design & Discovery

This is where we begin to understand your dream. We start with a comprehensive consultation to discuss your vision, goals, and needs. We'll delve into the project scope, your budget, and the site's unique characteristics. Our team will also conduct an initial site analysis, review local zoning codes and regulations, and help you establish a clear project brief. The goal of this phase is to set a solid foundation for a successful partnership.

Schematic Design

With a clear understanding of your project, we move into the creative phase. Our team will develop preliminary design concepts and will present a few different design options to explore various layouts and architectural styles, helping you visualize the possibilities and make informed decisions. We'll work closely with you to refine a concept that truly captures your aspirations.

Design Development

Once a schematic design is approved, we'll refine the concept into a detailed and comprehensive plan. We'll create detailed drawings that define the size and character of all the spaces, ensuring that every element is thoughtfully considered and documented.

Construction Documentation

This is the most detailed and technical phase of the project. We produce a complete set of construction documents, including architectural drawings and schedules. These documents are the blueprints for construction, providing your builder with all the information needed to accurately bid, permit, and construct the project. Our team works meticulously to ensure that these documents are clear, precise, and compliant with all local building codes.

Bidding & Construction Administration

With the plans in hand, we help you navigate the process of selecting a general contractor. We can assist in soliciting bids and negotiating the construction contract. During construction, our involvement continues as we act as your representative, performing site visits, answering contractor questions, reviewing shop drawings, and ensuring that the construction is progressing according to the design and specifications.

Project Completion

As construction nears completion, we'll walk through the site with you to create a "punch list" of any final details that need to be addressed. Our role is to ensure that the finished project meets our high standards and, most importantly, your expectations. We’ll be there to celebrate the completion of your new space and hand over the keys to your dream.

Interior Design

Our interior design service is dedicated to bringing your vision to life through thoughtful and meticulous selections. We guide you through the process of choosing all finishes and fixtures, presenting curated options for your review and approval. We provide detailed quantity take-offs and closely monitor budgets to ensure your project stays on track. Furthermore, we manage all purchasing and procurement, passing on our discounted material rates directly to you, ensuring both quality and value.

Landscape Design

Our in-house landscape design service is seamlessly integrated with your architectural plans to create a cohesive and beautiful exterior environment. In addition to addressing site-specific requirements such as L.I.D. (Low Impact Development), we plan and design all outdoor elements, including plantings, hardscapes, lighting, and irrigation systems. By combining this service with our architectural process, we ensure that your outdoor spaces are stunning, compliant with all City requirements, and in perfect harmony with your home's design.

Electrical & HVAC Design

We provide a schematic layout that defines the design intent and functionality for your home's electrical and HVAC systems. These plans indicate the location of lighting fixtures, switches, outlets, and general HVAC registers and units.

Budget Analysis

At Rêve Partners, we believe in a transparent and realistic approach to budgeting. Our process integrates financial planning from the very beginning, starting with our Action Plan where we provide preliminary construction pricing alongside our initial design concepts. We make sure to give you a full picture of your project's costs by including not only the construction expenses but also the "soft costs" like architectural fees, engineering, and permitting. Our goal is to avoid surprises by giving you a clear, honest, and comprehensive estimate so you can feel confident in your financial decisions every step of the way.

Architectural Fee Structure

At Rêve Partners, we aim to provide a clear understanding of costs from the outset, often using a hybrid approach that may include:

  • Fixed Fee: For a well-defined project scope, we may offer a fixed fee that covers our work through the initial design phases (e.g., schematic design and design development). This provides cost predictability for our clients and ensures all deliverables for that phase are met within a set budget.

  • Hourly Rate: For services that have a less predictable scope, such as city permitting, site meetings during construction, or project modifications, we may charge an hourly rate. This ensures you only pay for the time actually spent on these tasks.

  • Percentage of Construction Cost: For larger projects and new custom homes with a clear budget, our fees may be calculated as a percentage of the total construction cost. This approach aligns our compensation with the overall scale and complexity of the project, typically ranging from 8% to 14% depending on the project type and level of detail required. For smaller additions and remodels, our compensation typically ranges from 10% to 16%.

These fees do not include other professional services or "soft costs" that may be required for your project, such as:

  • Consultant Fees: Costs for services from land surveyors, structural engineers, or other specialists.

  • City Fees: Permit and plan check fees charged by the local municipality, which can be a significant portion of the total project budget.
